Why Homeowners Trust Us

Cooler, Quieter, and More Efficient.

What separates a window job that saves energy and keeps water out from one that leaks air and rots the wall around it is almost entirely in the installation: the window has to be set square and level, properly flashed, insulated, and sealed in the opening. The window unit itself is only part of the purchase — the rest is the labor and detail that puts it in the wall correctly.

We are a family company built on honest advice, real craftsmanship, and doing the job right. Owner Joel Palacios is on every project, and there are no surprise charges at the end.

Why Some New Windows Perform
And Others Leak Air & Water

Three Things That Decide If New Windows Perform

A new window is only as good as the installation around it. Three things decide whether it saves energy and seals out water for years or leaks air and lets water into the wall — all in the installation, not the window you buy.

01

1. A square, level, plumb install

A window has to be set square, level, and plumb, or it will not seal, the sashes bind, and the locks will not line up. We shim and set each window true in the opening, so it operates smoothly, seals all the way around, and lasts.

02

2. Flashing and sealing against water

The biggest risk with windows is water getting into the wall, which rots framing and ruins drywall. We flash the opening, seal and insulate around the window, and detail the exterior so water sheds away rather than getting behind it.

03

3. Energy-efficient glass for our climate

Our heat makes the glass matter. Low-E coatings and insulated units block heat and ultraviolet far better than old single-pane glass, cutting cooling bills and protecting floors and furniture from fading. We help you choose glass suited to our climate.

Window Replacement in the Lake Conroe Climate

What Shapes a Window Job Around Here

Our heat, storms, humidity, and homes all shape why and how windows should be replaced here. These are the realities we install around.

Brutal Heat & Cooling Bills

Our long, hot summers run up cooling bills, and old single-pane windows pour that heat into the house. Energy-efficient Low-E glass blocks a large share of it, so the air conditioning works less and bills come down.

Sun, Ultraviolet & Fading

Our intense sun fades floors, furniture, and finishes through old glass. Low-E coatings block much of the ultraviolet that causes that fading, so new windows protect your interior as well as your energy bill.

Storms & Impact Protection

Our region sees severe storms and hurricanes, and windows are a vulnerable point. We offer storm and impact-rated options and install every window flashed and sealed to handle driving rain and wind.

Humidity, Rot & the Opening

Our humidity rots window framing and sills, especially where old windows leak. We inspect the opening when we remove an old window and repair any rot before installing the new one, because a new window in a rotted opening will fail.

Water Intrusion & Flashing

With more than 50 inches of rain a year, water management around windows is critical here. We flash and seal every opening so water sheds away from the window and the wall.

Comfort & Resale

New windows make a home quieter, more comfortable, and more attractive, and in the active local market they are a strong selling point that buyers and appraisers notice.

Pricing

How Window Replacement Is Priced

Window replacement is priced by the number and size of windows, the style and glass you choose, and any framing repair or trim work, so replacing a few failed windows and re-windowing a whole house with efficient glass are different projects. We give you an accurate written estimate after measuring the openings. A handful of standard windows and a houseful of large or specialty units land in very different places, so we always price after measuring the actual openings.

Free on-site estimate

We do not charge for estimates. We measure the openings, assess the framing, help you choose windows, and give you a written quote at no cost and no obligation.

Priced per window and installation

We lay out the windows and the installation so you see what each opening costs, which makes it easy to do the whole house at once or prioritize the worst windows first and phase the rest as the budget allows.

What moves the price

The biggest drivers are the number and size of the windows, the style and glass package, whether the openings need framing or sill repair, the trim work, and any storm or impact-rated upgrades. We lay each line out clearly so you can choose the scope that fits your budget.

In Practice

Window Projects We're Proud Of

Here is how our window work shows up in real homes. These are representative examples of the work we do, framed plainly.

Whole-home efficiency upgrade

A common project is replacing every old single-pane window in a house with energy-efficient Low-E units. We measure and set each window square, flash and seal the openings, and finish the trim, and the home gets quieter, the rooms hold temperature far better, and the cooling bills drop, turning drafty, failing windows into a comfortable, efficient envelope. Homeowners often tell us the first thing they notice is how much quieter and more even the house feels, even before the first lower energy bill arrives.

Replacing failed, fogged windows

Many homeowners call because windows have fogged between the panes or will not seal, lock, or open. We replace the failed units with new, properly sealed windows, set true so they operate smoothly and lock right, so the failed glass and stuck sashes become clean, working windows again. Fog between the panes is a sure sign the sealed unit has failed, and once that happens, the window has lost most of its insulating value and cannot be repaired, only replaced.

Windows as part of an exterior remodel

When window replacement is part of a larger exterior project with siding or paint, we coordinate the windows with the other work so the flashing ties into the siding, and the trim and colors match. Because we are a full remodeler, the windows are integrated into the whole exterior rather than installed in isolation, and the result is weather-tight and cohesive. Doing the windows and the siding together lets the flashing layers integrate the way they are designed to, which is far harder to get right when the two jobs are done by different crews months apart.

The Expertise Behind the Work

What Goes Into a Window Job Done Right

A window job is a carpentry and weatherproofing job as much as a glass job. Here is the expertise behind ours.

Measuring the openings correctly

A window job starts with accurate measurement. Every opening can vary, and a window ordered to the wrong size either will not fit or leave gaps that never seal. We measure each opening precisely and account for the install method, so the windows arrive right and fit the way they should, which avoids the gaps and shims that plague rushed jobs. Windows are ordered to size and cannot be stretched to fit on install day, so getting the numbers right up front is what keeps the whole job on track.

Setting square, level, and plumb

A window has to be set true in the opening to work. We shim and adjust each window square, level, and plumb so the sashes operate smoothly, the locks line up, and the unit seals all the way around. Walls and openings are rarely perfectly true, so this careful setting is skilled work, and it is what makes a window operate and seal for years. Because almost no opening in a real house is perfectly square, the skill is in shimming and adjusting each one until it is, and that patience is what separates a window that works for decades from one that binds in a year.

Flashing the opening

Flashing is the layered water management around a window, and it is the part that protects the wall. We flash the opening so any water that reaches it is directed back out and away rather than into the framing. Proper flashing is invisible once the trim is on, but it is the single most important thing protecting your home from window-related water damage. It is also the part most often skipped on a fast install, because it is hidden work that takes time and that no one sees once the trim goes on.

Insulating and sealing

The gap between the window and the framing has to be insulated and sealed, or it leaks air and undoes the efficiency of the glass. We insulate the rough opening and seal around the window inside and out, so the window is air-tight and the energy-efficient glass actually delivers the savings it is rated for. That hidden gap is a common air leak even on brand-new windows when the installer skips this step.

Choosing the right glass and frame

Glass and frame choices matter in our climate. We help you choose Low-E coatings, insulated and argon-filled units, and frame materials suited to our heat and humidity, and storm or impact-rated options where they make sense, so the window performs for energy, comfort, and protection rather than just filling the hole.

Repairing the opening and finishing the trim

As a full remodeler, we handle the wall around the window, not just the window. We repair any rotted framing or sills, insulate and seal, and finish the interior and exterior trim cleanly, so the finished window looks built-in, and the opening is sound, which is something a glass-only installer often leaves to someone else. A glass-only installer often stops at the window itself and leaves the rot repair, insulation, and trim to someone else, which is exactly where jobs fall apart.
