How We Install Your Patio Door

A patio door installation is mostly about the opening, so our process treats the flashing and fit as carefully as the door itself.

1. Measure and estimate

We measure the opening, look at the wall and floor at the threshold, and talk through door styles and glass. This free visit gives you an honest estimate and, if you want to enlarge the opening or add a door where there was none, a clear picture of what that entails. There is no obligation, and if your existing door only needs an adjustment rather than replacement, we will tell you that too.

2. Remove and inspect

We remove the old door and inspect the opening, especially the sill and the framing below it, because that is where hidden water damage lives. Where we find rot from an old leaking door, we repair it, so the new door goes into a sound, dry opening. Building a new door over a rotted sill just seals the damage in behind something that looks brand new.

3. Flash and set

We pan-flash the sill, seal the opening, and set the door level, square, and plumb. How a Patio Door Is Priced

Patio doors range from a straight swap to opening a wall for a large multi-panel door, so we price each job based on your opening and the door you choose, rather than from a chart. Replacing an existing slider in a sound opening is a very different project from enlarging the opening, adding a header, and setting a big multi-panel unit.

The cost drivers are the size and type of door, the glass you choose, whether the opening needs framing or repair, and how much trim work is involved. A larger or multi-panel door, impact glass, and structural work to enlarge an opening all add to the number, while a like-for-like replacement in a sound opening costs less. We inspect first and lay the estimate out so any framing or rot repair is never a surprise. We would rather quote the opening honestly than lowball the door and add the repair once the old one is out.
