Why Homeowners Trust Us

Quality Work. Honest Service. Lasting Value.

A fresh exterior paint job protects your home and transforms its curb appeal, and in our climate it is also a defense against sun, rain, and rot. Palacios Construction Group paints home exteriors across Conroe, Willis, the Lake Conroe area, and greater Houston, including siding, trim, eaves, doors, shutters, and more, with the prep and the coatings our weather demands. The exterior is the first thing anyone sees, and a tired, peeling one drags down the whole house, while a clean, well-painted one lifts it instantly.

What separates an exterior job that lasts for years from one that fades, peels, and flakes in a couple of seasons is almost entirely in the preparation and the products: how the surface is washed, scraped, primed, and caulked, and whether the coatings are premium products rated for our sun and humidity. Because we prep thoroughly and use quality exterior paint, you get a finish that protects the house and holds its look through our brutal Texas weather. A bargain exterior job that skips the prep can start failing before it is even paid off, which makes it far more expensive than a proper one that lasts.

What Makes an
Exterior Job Last

Three Things That Decide How Long It Holds

An exterior paint job takes the full force of our sun, rain, and humidity every day. Three things decide whether it protects the home and looks good for years or starts failing in a season or two.

01

The prep & clean surface

Exterior paint can only bond to a clean, sound surface. We power-wash off dirt, chalk, and mildew, scrape and sand the failing paint, and let it dry, so the new coating grips instead of sitting on grime and old flaking paint.

02

Sealing against water

Our rain and humidity attack every gap and bare spot, and water behind the paint causes peeling and rot. We caulk the gaps around trim, windows, and joints, prime the bare and repaired spots, and seal the surface so water sheds off the house.

03

The right exterior coatings

Our sun is intense and fades lesser paint fast. We use premium Sherwin-Williams exterior coatings rated for our heat, UV, and humidity, applied at the right thickness and number of coats, so the color holds and the film protects the surface for years.

Our Process, Start to Finish

How We Paint Your Exterior

Our process cleans, preps, seals, and finishes properly, so the exterior protects the home and holds its look.

01

1. Your call reaches a real person

You reach Joel or his wife directly. We learn the size and surfaces of your home, whether you are changing colors, and the condition of the existing paint, and then schedule a time to see the house. There is no call center and no runaround, just a straight conversation with the people who will actually paint your home.

02

2. On-site walkthrough and assessment

We walk the exterior, note the siding, trim, and problem areas, check for peeling, rot, and caulk failure, and help you with color choices if you want the guidance. We confirm exactly what is included. If we find wood that needs repair or replacement before painting, we flag it up front so there are no surprises once the work starts.

03

3. A clear written estimate

You receive a written estimate with no hidden fees, honored for up to three months, with the surfaces, the prep, the repairs, and the coatings laid out clearly.

04

4. Wash and prep

We power-wash the exterior to remove dirt, chalk, and mildew, scrape and sand the failing paint, and let everything dry. Clean, sound surfaces are what let the new paint bond and last.

05

5. Caulk, prime, and protect

We caulk the gaps, prime the bare and repaired spots and any stains, and protect the windows, landscaping, and anything not being painted, so the home is sealed and shielded before color goes on.

06

6. Paint with premium coatings

We apply premium exterior coatings at the right thickness and number of coats, cut clean lines at the trim, and finish the doors, shutters, and details so the color is even, and the film protects the surface.

07

7. Final walkthrough and cleanup

We clean up thoroughly, remove our protection, and walk the exterior with you to confirm that the coverage, lines, and details are right. Our workmanship is backed by a one-year warranty.

Local Conditions in Montgomery County

Exterior Painting in the Lake Conroe Climate

Our sun, rain, humidity, and homes all shape how an exterior should be prepped and painted here. These are the realities we paint around.

Brutal sun and ultraviolet

Our intense sun and ultraviolet exposure fade and break down exterior paint faster than almost anything, and cheap paint chalks and fades after a single hot summer. We use premium coatings rated for our sun and apply them at the right thickness, so the color holds and the film keeps protecting the surface for years rather than washing out. This is the single biggest reason a coating that lasts a decade up north may need refreshing far sooner here, and why product choice matters so much.

Heavy rain and humidity

Our area sees more than 50 inches of rain a year, plus high humidity, and water that gets behind the paint causes peeling, blistering, and rot. We caulk, seal, and prime so the surface sheds water, and we time the work to the weather, so the paint cures properly and protects the home against the wet seasons.

Mildew and shade

Our warmth and humidity grow mildew on the shaded and north-facing sides of homes, and painting over it just traps it. We wash and treat those surfaces so they are clean before painting, and use coatings that resist mildew growth, so the shaded sides stay clean rather than streaking and spotting. Within months, the mildew bleeds right back through the fresh coat, which is why treating it first is not optional here.

Wood rot and trim

In our humid climate, exterior wood trim, fascia, and eaves are prone to rot, and paint will not stick to or save rotted wood. We check for and address failing wood and trim before painting, so the new coating goes on sound material. As a full remodeler, we can repair or replace the bad wood as part of the job. Catching and replacing that wood during the repaint is far cheaper than letting it spread behind a fresh coat and dealing with it later.

Storms and weathering

Our region sees severe storms and driving rain that hammer the exterior, especially on the weather-facing sides. A properly prepped and sealed exterior with quality coatings stands up to that weathering far better than a thin, unprepped job, so the protection lasts through the storm seasons.

Curb appeal and resale

With the active market around Lake Conroe, a fresh exterior is one of the highest-return improvements a homeowner can make, whether for their own enjoyment or for resale. A clean, well-painted exterior is the first thing buyers and neighbors see, and we deliver the kind of finish that makes a home stand out for the right reasons. Few projects do more for a home's first impression per dollar, which is why it is so often the first thing on a pre-sale list.

Pricing

How Exterior Painting Is Priced

Exterior painting is priced by the size of the home, the surfaces and their condition, the amount of prep and repair, and the coatings, so a trim-and-door refresh and a full repaint of a weathered two-story are very different projects. We give you an accurate written estimate after seeing the house. Two homes of the same size can land far apart depending on how much scraping, caulking, and wood repair the surfaces need, so we always quote after seeing the house.

Free on-site estimate

We do not charge for estimates. We walk the exterior, assess the surfaces and the prep, and give you a written quote at no cost and no obligation.

Priced to the home and its condition

We scope the price to your home and the real condition of the surfaces, because a sound exterior and one with heavy peeling and repairs take very different prep. We lay out the surfaces and the prep so you can see what drives the number.

What moves the price

The biggest drivers are the size and number of stories, the surface type and its condition, the amount of scraping, caulking, and repair, the coatings you choose, and how many colors are involved. We lay each line out clearly so you can choose the scope that fits your budget.

In Practice

Exterior Projects We're Proud Of

Here is how our exterior painting shows up on real homes. These are representative examples of the work we do, framed plainly.

Bringing a sun-faded house back to life

A common project is repainting a home whose exterior has chalked and faded after years in our sun. We power-wash, scrape and prime the failing areas, caulk the gaps, and recoat with premium paint, so the house goes from tired and weathered to fresh and protected, and the new coating holds its color through the next round of Texas summers. By the time most homeowners call, the old coating is past protecting the surface, so the repaint is restoring the home's defense as much as its looks.

A full color change on the whole house

For homeowners wanting a new look, we change the entire exterior color scheme, the body, the trim, and the accents. We prep thoroughly so the new color covers cleanly, cut crisp lines between the body and trim, and finish the doors and shutters, so the home gets a completely new, finished look that lifts the whole street presence. A full color change is one of the most dramatic upgrades a home can get, often making it look like a different, newer house entirely.

Paint as part of an exterior remodel

When paint is part of a larger exterior project with new siding, trim, or a garage door, we coordinate the painting with the other work so the colors and finishes tie together. Because we are a full remodeler, the paint is planned into the whole exterior rather than tacked on at the end, and the result looks like one cohesive design. Handling the paint and the carpentry under one roof means the colors and finishes are planned together rather than someone trying to match a new door to old, faded paint.

The Expertise Behind the Work

What Goes Into an Exterior Job Done Right

A lasting exterior paint job is mostly prep, products, and timing. Here is the expertise behind ours.

Washing and surface prep

Exterior paint lives or dies on the surface under it. We power-wash off the dirt, chalk, and mildew, scrape and sand the failing paint to a sound edge, and let the surface fully dry before painting. This thorough wash and scrape is the single biggest factor in how long an exterior job lasts, and it is the step that cheap jobs skip to save time. We would rather spend the extra day washing and scraping than watch a beautiful color peel because the prep was rushed.

Caulking and sealing against water

Water intrusion is the enemy of exterior paint and of the house itself. We caulk the gaps around trim, windows, and joints, seal the seams, and prime bare spots, so water sheds off the surface instead of wicking behind the paint where it causes peeling and rot. Done right, the paint job is also a moisture barrier for the home. Sealing the envelope well means the paint job is quietly protecting your siding, trim, and framing, not just adding color.

Choosing coatings for our climate

Not all exterior paint is built for our sun and humidity. We use premium coatings rated for ultraviolet exposure, heat, and moisture, and we match the product to the surface, whether that is siding, masonry, stucco, or wood. The right coating at the right thickness is what holds color and protects the surface through our weather. Using an interior-grade or bargain product outside here is a false economy that shows up as fading and peeling within a year or two.

Priming the right way

Primer is what bonds the system to bare wood, repaired areas, and stains, and a job without it fails at those spots. We prime the bare and patched surfaces and use stain-blocking primer where needed, so the finish coats have something to grip, and the whole system holds together rather than peeling at the weak points.

Timing the work to the weather

Exterior paint has to go on dry surfaces in the right temperature and humidity window to cure properly, and our weather does not always cooperate. We plan the work around the rain and the humidity and give each coat the time it needs to cure, so the finish bonds and lasts rather than failing because it was rushed in poor conditions. We would rather move the start date a day than paint into a forecast that will undermine the whole job's lifespan.

Addressing wood and trim repair

Paint cannot fix rotted or failing wood; it only hides it for a while. Because we are a full remodeler, we can repair or replace bad trim, fascia, and siding before painting, so the new coating goes on sound material, and the repair and the paint are handled by one contractor as part of the same project.

Clean lines and a protected site

A professional exterior job is clean and contained. We cut sharp lines between the body, trim, and accents, finish the doors and shutters smoothly, and protect the windows, landscaping, and hardscape from overspray and drips, so the only thing that changes is the color on the surfaces you want painted.
