An accessory dwelling unit gives your property a second, self-contained home: its own entrance, kitchen, bathroom, and living space. Families across Montgomery County build them to bring a parent close while keeping everyone's independence, to give an adult child a first real space of their own, to host guests in comfort, or to add flexible square footage that pays off for decades. Whatever the reason, an ADU only works when it is planned as a real dwelling from the start, not a room with a hot plate.

The hard part of an ADU is rarely the framing. It is the feasibility work that comes first: your lot's setbacks, whether the property is on city sewer or septic, whether the electrical service can carry a second unit, and what your deed restrictions or HOA allow. Getting those answers right before design saves you from an expensive dead end, and it is exactly the kind of homework we do up front so you know what is possible on your property before you spend on plans. We would rather tell you early that a detached unit will not fit your setbacks, or that your septic needs work, than let you fall in love with a plan the property cannot support.

We are a family company that has been building in Texas since 1985, and our owner, Joel Palacios, is on every project. You get one point of contact from the first feasibility walk to the final walkthrough, licensed plumbing and electrical partners for the utility connections, permits pulled and handled, and honest guidance about what your specific lot can and cannot support. That candor up front is the difference between an ADU that gets built and a set of drawings that never gets approved.

What Makes an ADU Work

Three Things That Decide If an ADU Is Worth Building

Anyone can frame a small building in a backyard. Building an ADU that is legal, livable, and worth the money takes three things done right from the start.

01

Feasibility before design

The first question is not what the ADU will look like; it is what your property will allow. Setbacks decide where a detached unit can sit, your foundation and drainage decide how it is built on our clay soil, and your utilities determine whether a second kitchen and bath are even practical. We answer these questions first, so the design that follows is one you can actually permit and build, not a plan that stalls at the county counter. A day spent confirming what is possible up front saves weeks of expensive redesign later.

02

Utilities that carry a second dwelling

A second home needs water, drainage, and power that can handle it. On city sewer, that means tying in correctly and confirming capacity; on septic, it often means confirming the system, or an expansion, can serve more fixtures. The electrical service usually needs a subpanel, and sometimes a service upgrade. Our licensed plumbing and electrical partners size all of this properly, because an ADU with undersized utilities is a problem you feel every day. Low water pressure, a struggling septic field, or breakers that trip are exactly the kinds of daily frustrations that turn a proud project into a regret, and they are all preventable at the planning stage.

03

Built to belong on the property

A good ADU looks like it was always meant to be there. We match rooflines, siding, and finishes to your main house so the unit reads as part of the property rather than an afterthought in the backyard. Inside, we plan the small footprint carefully so the kitchen, bath, and living space feel complete rather than cramped, which is what makes an ADU somewhere people actually want to live. Thoughtful storage, natural light, and a layout that does not waste a square foot are what separate a real second home from a glorified shed.

Our Process, Start to Finish

How We Plan and Build an ADU

An ADU is a real construction project, and the order of operations matters. We front-load the parts that decide whether a project is even possible.

01

1. Feasibility walk and site review

We start at your property, not on paper. We look at where a unit could sit within your setbacks, how the lot drains, where utilities run, and what your deed restrictions or HOA covenants say. This free consultation gives you a clear, honest read on what your lot can support before you invest in design. There is no obligation, and if the honest answer is that an ADU does not make sense on your property, we will tell you that too.

02

2. Design and utility planning

Once we know what is possible, we design a unit that fits the site and matches your main house, and we plan the utility connections in parallel. Sizing the water, sewer or septic, and electrical at the design stage is what keeps the project on budget later, so we do it early rather than discovering a problem mid-build. Planning utilities alongside the design is one of the biggest reasons our ADU projects stay on budget from start to finish.

03

3. Permits and approvals

A second dwelling almost always requires permits, and sometimes utility or septic approvals as well. We prepare the documents, pull the county permits, and tell you honestly where deed restrictions or HOA rules affect what you can build. We do not guess on these; we confirm them. Guessing on deed restrictions or setbacks is how projects get red-tagged, so we treat that homework as part of the job, not an afterthought.

04

4. Foundation, framing, and utilities

We lay the foundation for our expansive clay soil, frame the unit to match the main house, and bring in our licensed plumbing and electrical partners to handle the connections. Joel remains your single point of contact throughout, so you are never chasing subcontractors to find out who owns a problem. On a build this compact, where foundation, framing, plumbing, and electrical all meet, that matters.

05

5. Finish, walkthrough, and warranty

We finish the interior as a complete home, walk the unit with you, and confirm every system works. Our workmanship is backed by a 1-year warranty on installation and labor, and if anything needs attention in that first year, we come back and make it right. You also get a unit that is documented and permitted, which matters if you ever sell the property or add it to your homeowner records.

ADU Pricing

How an ADU Is Priced

An ADU can be anything from a converted garage to a ground-up cottage, so there is no standard price. We build each estimate from your property and your plan. Converting an existing garage into a livable unit is a very different project from pouring a foundation and building a detached cottage from the ground up, and the estimate should reflect exactly what your project involves.

The biggest cost drivers are the site and the utilities. A lot that already has sewer capacity and an electrical room nearby is simpler than one that needs a septic expansion, a long utility run, or a service upgrade. Size, finishes, and whether the unit is detached or attached all move the number too. We give you an honest, itemized estimate up front so you can weigh the options before committing.

Estimates are always free. We work on a deposit and a set of progress draws tied to the stages of the build, and we walk you through every number before any work begins, so there are no surprises once the project is underway.

ADUs in Practice

ADUs We Have Built

The right ADU depends entirely on the lot and the reason behind it, and Montgomery County lots vary widely. These projects show how differently that plays out from one property to the next.

A detached suite for aging parents

A family on an acreage lot near Montgomery wanted a parent close but independent. We built a detached one-bedroom unit with its own entry, a full kitchen and bath, and a roofline that matched the main house, and coordinated the septic and electrical so the unit could stand on its own. Three generations now share the property while everyone keeps their own front door.

A garage turned into a real living space

A homeowner in Conroe had a detached garage they rarely used. We converted it into a self-contained suite with a compact kitchen, a full bathroom, insulation, and climate control, and reworked the electrical so it functioned as a true second living space rather than a finished garage. It became a comfortable spot for a returning adult child.

A backyard guest house on a lake lot

On a Lake Conroe property with room to spare, we built a detached guest house for visiting family, planned for privacy from the main home, and finished to the same standard. Between visits, it doubles as a quiet home office, which is the kind of flexibility a well-built ADU gives you for years.

Local Conditions that Shape the Work

Building ADUs Around Lake Conroe

Where you build shapes what is possible, and Montgomery County lots vary widely from lakeside acreage to tight master-planned lots.

Acreage lots with room to build

Much of the area outside the master-planned communities sits on larger lots and acreage, which is ideal for a detached ADU with real separation from the main house. These properties usually have the space for a proper unit, though they come with their own septic and utility questions we work through first. Space is rarely the constraint on these lots; getting water, power, and drainage to a second building is, and that is where our planning earns its keep.

Septic systems on rural properties

Many homes around Willis, Montgomery, and the rural edges of the county are on septic rather than city sewer. Adding a second dwelling means confirming the system can handle the extra load, and sometimes expanding it. We plan for this early so it does not become a mid-project surprise. A septic evaluation early in the process tells us exactly what the ground can handle before a single wall goes up.

Deed restrictions and HOA covenants

Master-planned communities like those around The Woodlands and the lake often have deed restrictions and HOA covenants that limit second dwellings, detached structures, or rentals. We help you confirm what your specific neighborhood allows before you design, because the rules vary street by street. What a neighbor two subdivisions over was allowed to build tells you very little about your own lot, so we read your specific covenants rather than assume.

Expansive clay soil

The Houston-area clay under most of these properties swells and shrinks with moisture, which is hard on foundations. We build ADU foundations to handle that movement, just as we build the foundations under full home additions, so the unit stays sound. Skimping on the foundation is the most expensive mistake an ADU can make, because everything above it depends on it.

Multigenerational demand

More Montgomery County families are choosing to live across generations under one property. ADUs are the cleanest way to do it, giving a parent or adult child a complete, private home while keeping everyone close, which is a large part of why we build so many. For many families, it is the difference between moving a parent into assisted living and keeping them at home with dignity and independence.

Electrical service on older homes

Older homes around the lake often have electrical service with little headroom for a second unit. We plan for a subpanel and a service upgrade where needed, so the ADU has safe, adequate power from day one. Handling the electrical as a real second service rather than tapping the main panel and hoping is what keeps the unit safe and up to code.

Drainage and lot grading

Adding a structure changes how water moves across a lot, which matters in an area that sees heavy rain. We plan grading and drainage so the new unit sheds water away from both buildings rather than creating a low spot that pools. In a region that can see several inches of rain in a single storm, getting the grading right around a new structure protects both buildings.

The Expertise Behind the Work

What Goes Into an ADU Done Right

An ADU is a small building carrying all the systems of a full house, so the details are where it is won or lost. These are the ones we sweat.

Reading the lot and setbacks

Before anything else, we establish where a unit can legally and practically sit, working from your setbacks, easements, and how the lot drains. Getting the placement right is what keeps the rest of the project straightforward.

Sizing water, sewer, or septic

A second kitchen and bath add real demand on plumbing. Our licensed partners confirm sewer capacity or properly size the septic system, so the unit drains and supplies water reliably rather than overloading a system built for one home.

Electrical service and subpanels

We plan the electrical as a real second dwelling, with a properly sized subpanel and, where the main service is tight, an upgrade. That keeps circuits safe and code-compliant, rather than stretching an older panel beyond its limits.

Foundations on clay soil

We build ADU foundations on expansive clay that moves beneath most local properties, so the unit does not crack or settle unevenly over time. The foundation is where a cheap ADU shows its corners cut first.

Small-footprint kitchens and baths

Making a compact unit feel complete is a design skill. We plan storage, appliance placement, and bath layout so a small ADU lives comfortably and functions like a real home, not a scaled-down imitation.

Privacy and sound separation

Whether attached or detached, an ADU works best when both households have privacy. We plan entries, window placement, and, for attached units, sound separation so everyone keeps their own space and quiet.

Matching the main house

We match rooflines, siding, trim, and finishes to the primary home so the ADU looks intentional. A unit that ties in visually protects both curb appeal and property value.
